This exhibit documents the current MassMapper GIS depiction of Lot 2, Pitcher Street, Montgomery, Massachusetts, including property parcel boundaries, mapped wetland areas, topography, and nearby drainage features.

This screenshot from the MassMapper online mapping system shows the current GIS depiction of the Pitcher Street parcels, including Lot 2 and adjacent parcels identified as 221 and 227. The map displays property tax parcel lines, mapped wetland shading, topographic contours, and the nearby Cooley Brook drainage feature.
This map is included to show the current official GIS representation of the area and to compare it with earlier wetland delineation records, survey maps, and site photographs. The purpose is to document that wetland boundaries and drainage depictions appear inconsistent over time when compared with field observations and earlier records.
This exhibit does not ask the reviewer to rely on GIS alone. Instead, it is included as a comparison tool to show how current mapping differs from earlier site conditions, photographs, and recorded wetland documentation.

This map shows a later wetland delineation prepared by Levesque Associates. The drawing appears to place expanded wetland boundaries across Lot 2, including areas that differ from earlier survey records, prior wetland depictions, and current GIS mapping.
This map is included for comparison with earlier site photographs, survey maps, MassMapper GIS screenshots, and recorded wetland documents. The purpose is to show that the wetland boundary representation changed over time and that the later depiction should be reviewed against the physical site history and documented drainage alterations.
The expanded wetland depiction shown on this later Levesque map appears inconsistent with earlier evidence showing a more limited wetland area and aquifer-fed flow originating from adjacent Lot 3.

This map shows the wetland depiction displayed in the USGS / National Wetlands Inventory Wetlands Mapper for the Lot 2 area. The mapped wetland shown here is limited in size and location when compared with other wetland depictions presented in this section.
The wetland shown appears near the roadway and driveway area, which is generally consistent with the limited wetland location previously associated with Lot 2. This differs from other state or consultant maps that appear to show substantially larger wetland areas extending farther across the property.
This exhibit is included to show that different mapping sources appear to depict different wetland footprints for the same general area. These differences should be reviewed alongside the site photographs, survey plans, recorded wetland documents, and field history.
The USGS / National Wetlands Inventory map appears to show a more limited wetland footprint than later expanded wetland depictions. This supports the need for a careful review of why the mapped wetland boundaries differ between official and consultant sources.

This MassDEP view shows another official depiction of WS1 that should be compared against prior records and field evidence before relying on any single wetland boundary map.

This aerial image shows the Lot 2 / Lot 3 area near the driveway and mapped wetland location. The image identifies an area of minimal vegetation and possible surface moisture near the base of the driveway.
The visible conditions appear limited in size and do not show the same broad wetland footprint depicted in some later GIS or consultant maps. The image is included as a comparison point only and should be reviewed together with site photographs, wetland delineation records, MassMapper, MassDEP mapping, USGS / National Wetlands Inventory mapping, and field observations.
This aerial image supports a comparison between visible site conditions in 2020 and the larger wetland areas shown on some other maps. It suggests that the apparent wet or sparsely vegetated area was localized rather than spread broadly across Lot 2.
Summary:
The maps presented in this section show that GIS-based wetland representations affecting Lot 2 vary significantly depending on the source, date, and mapping system used. These differences appear inconsistent with the recorded surveys, field observations, site photographs, and aerial imagery included in this exhibit package.
Because the mapped wetland boundaries differ between MassMapper, MassDEP, USGS / National Wetlands Inventory, Google aerial imagery, and consultant mapping, reliance on any single GIS layer may not accurately reflect the full on-the-ground history of this site.
A careful review should compare all mapping sources with the documented field history, including aquifer-fed flow, grading, fill activity, and prior wetland records, before using any one map to determine wetland extent or responsibility.
